PROJECT OVERVIEW
The images on this page are design renderings Living with Lolo created during the design phase of this home. They show the design as presented to the clients for approval. Photography of the finished home will be added here.
Park City Modern is a 6,000 square foot new build in Promontory, Park City, where Living with Lolo led the interior design and whole-home furnishings from first concept to final install in 2026. The project took about one year. Lauren Lerner and the Living with Lolo team ran nearly every design decision and approval virtually, because the clients did not live in Park City during the build. Living with Lolo was voted PHOENIX magazine’s Readers’ Choice winner for Interior Design in 2023, 2024, 2025, and 2026.
The design is mountain modern: stone, warm wood, black iron, and large window walls that put the Wasatch views at the center of every main room. Living with Lolo is an interior designer in Scottsdale that works on second homes across the West, and Park City is one of our most active markets outside Arizona. You can read more about how we approach this market on our Park City interior design page.

What Out-of-State Clients Say
“We live in Canada, and the thought of trying to decorate and furnish our home from such a distance, was just overwhelming. Lauren and her team worked with us via email and video conferencing. They listened very carefully, came up with a design that reflected our taste and budget… They implemented and installed everything. The day we arrived, the house was ready to enjoy.”

HOW WE RAN IT REMOTELY
Living with Lolo handled nearly all design decisions and approvals virtually. The clients reviewed design presentations and renderings, like the ones on this page, and approved selections without traveling for meetings. During construction, the team made site visits at key points in the build. When the home was ready, the Living with Lolo team traveled to Park City and installed and styled the home in person.
This is the same model we use for luxury Scottsdale interior design clients who split time between homes. DESIGN GOALS
The clients wanted a mountain home that felt warm in January and open in July, without feeling like a lodge. Lauren Lerner set the direction around four goals.
- Frame the views: Keep window walls clear of heavy treatments so the mountains stay the focal point of the great room, dining room, and primary suite.
- Warm, natural materials: Use stone, wood, and iron in a restrained palette so the home reads mountain modern, not rustic.
- Built for hosting: Size the great room, dining table, and terrace for full-house weekends with family and guests.
- Move-in ready on arrival: Deliver a fully furnished and styled home so the clients could arrive and use it the same day.
DESIGN CHALLENGES
Promontory adds constraints that a Scottsdale project does not have. Living with Lolo planned for these from the first design meeting, not during the build.
- Promontory Conservancy design review: Promontory has its own Design Guidelines, Construction Regulations, and Review Procedures, and every contractor on a homesite has to follow them. As a result, design choices that touch the exterior had to fit inside the Conservancy’s rules before they could move forward.
- Exterior lighting rules: The Conservancy restricts exterior lighting aimed upward or onto neighboring lots. Therefore the terrace lighting plan relied on downward, shielded fixtures and low-level light, such as the fire table and covered soffit lights, instead of uplighting.
- Dry mountain air and wood movement: Park City’s low humidity is hard on wood. For that reason, wide-plank floors, ceiling beams, and cabinetry had to be specified so they would not crack or gap once the home was heated through a mountain winter.
- Delivery and install logistics in a gated mountain community: Freight to Promontory has to be timed around weather and gate access. In addition, deliveries often arrive when no one is on site, so every shipment had to be received, checked, and staged before the install. Finally, the Living with Lolo team fit the full installation into one in-person trip to Park City.
Room by Room

The dining room seats eight under a linear iron chandelier, with the window wall opening straight to the terrace.

The primary bath sets a freestanding tub at the window, with a glass-walled shower and a wood double vanity.

The terrace extends the great room outdoors, with a linear fire table and low, shielded lighting.
Frequently Asked Questions
Does Living with Lolo design homes in Promontory, Park City?
Yes. Living with Lolo designed and furnished Park City Modern, a 6,000 square foot new build in the Promontory community of Park City, Utah, completed in 2026 after about a year of design, construction coordination, and installation. Lauren Lerner led the interior design and whole-home furnishings, and the team ran the project remotely from Scottsdale with site visits during the build and an in-person install. See our Park City interior design page for how we approach the wider market.
How much does a new build interior design and furnishing project in Park City cost?
Park City Modern, a 6,000 square foot Promontory new build, fell in the $600,000 to $1,000,000 range for interior design and whole-home furnishings by Living with Lolo. Cost depends on home size, how many rooms are fully furnished, and how much is custom. Across Park City, Living with Lolo projects typically run $250,000 to $2,000,000 or more depending on scope. Our Park City cost guide breaks those tiers down in detail.
How long does it take to design and furnish a new build in Promontory?
Park City Modern, a 6,000 square foot new build in Promontory, took about one year from design kickoff to final install. That timeline ran alongside construction, so Living with Lolo locked design decisions before the builder needed them and furnishings arrived as the home was finished. Lead times for custom pieces, weather-dependent freight, and gate access in Promontory all affect the schedule. Living with Lolo plans for each of these at the start.
Can I work with Living with Lolo on a Park City home if I live in another state?
Yes. Living with Lolo designs Park City homes for owners who live elsewhere, and the Park City Modern clients made nearly every design decision and approval virtually, reviewing design presentations and renderings from home without traveling to Utah for meetings. The Living with Lolo team made site visits during construction, then traveled to Park City to install and style the home in person. Most of our Park City clients split their time between homes, and this is the model built for them.
Who handles construction and permits on a Living with Lolo project in Utah?
On Park City Modern, a Utah-licensed general contractor pulled permits and built the home, while Living with Lolo led the interior design, whole-home furnishings, and in-person installation in Promontory. Lauren Lerner holds an active Arizona General Contractor license, ROC #347577, which covers Arizona work. In Utah, we coordinate design intent with the licensed builder so what gets built matches what the clients approved.
What is mountain modern interior design?
Mountain modern interior design pairs natural materials like stone, wood, and iron with clean lines, large glass, and a restrained palette, so a home feels warm without reading as a rustic lodge. In Park City Modern, that meant window walls framing the Wasatch views, stone fireplaces, wood beams, and black iron lighting. Our mountain modern design guide covers the style in more depth.
