How does pricing work?

We create a detailed investment guide before any work begins so you know exactly what to expect. Everything is priced out and presented for approval before anything is ordered. We provide options at different investment levels so you can make informed decisions throughout the project.

Is there a minimum project investment?

Our full-service projects begin at $75,000 in furnishings for two to three rooms. Full-home projects — especially those involving construction — commonly range from $300,000 to $1M+. If you’re unsure where your project falls, the discovery call is the right place to start.

Who will be my designer?

Lauren Lerner partners with her design team on every project and together they create the custom design concept for your home. Lauren is supported by a full team of designers and operations professionals who manage procurement, vendor coordination, and project logistics so every detail is handled without you having to follow up.

How long does a typical project take?

Furnishing-only projects typically run 3–6 months from concept to installation depending on scope. Full design-build projects including construction average 6–18 months, with renovations averaging 5–6 months and new builds 12–18 months. We’ll map out a realistic timeline during your discovery call.

What types of remodels do you handle?

We specialize in high-end residential renovations: kitchens, bathrooms, full-home remodels, and new construction builds. We take on a limited number of construction projects each year to ensure each one gets the attention it deserves. See our portfolio.

What’s included in your packages?

Our full-service engagement covers space planning, custom design concepts, material and finish selections, furniture sourcing, procurement, project management, and white-glove installation. Projects that include construction extend to contractor coordination, site visits, permitting, and full oversight from demo to final install.

Do you offer virtual design services?

Yes, depending on scope and location. We offer full design packages with digital presentations and remote management for the right fit. Reach out to discuss what’s possible for your project.

Are you a licensed general contractor?

Yes. Living with Lolo holds an active Arizona ROC general contractor license (ROC #347577). This means we manage both design and construction under one contract so there are no disconnects between your designer’s vision and what actually gets built. Learn more about our services. Do you manage all trades and subcontractors?

Yes. We coordinate and manage the entire construction team from demo through final installation. You don’t manage a single subcontractor or vendor.

Can you help with permitting and timelines?

Yes. We handle the permitting process where required and build detailed project timelines to keep everything on track and moving forward.

How does your design process work?

We start with a discovery call to understand your goals, timeline, and investment range. From there, we have a virtual home consultation to walk through your house in detail. This allows us to put together a design proposal and a project scope for you. Our design process takes six weeks and we guide you through concept development, material and furniture selections, purchasing, and full project execution. You’ll receive clear presentations at each phase, with a dedicated team managing every detail from start to finish.

Where are you based and what areas do you serve?

We’re based in Scottsdale, Arizona and primarily serve the greater Phoenix metro—Scottsdale, Paradise Valley, Arcadia, Cave Creek, Carefree, North Scottsdale, and surrounding communities. We also work with clients on second homes and select out-of-state projects.

Do you work on out-of-state or second homes?

Yes, for the right project. Many of our clients own multiple properties and trust us across locations. We travel when needed and can manage remotely.

How far in advance should I book?

We typically book 2–4 months out. If you have a hard deadline like a renovation before a major event or a new build completing, reach out as early as possible so we can plan around your timeline. Book a discovery call.

Will I have a single point of contact?

Yes. You’ll have a dedicated project lead throughout each phase of your project. Our full team coordinates behind the scenes, but you always have one trusted person to reach.

What if I don’t like something in the presentation?

We include one revision round in our process. If something isn’t landing, we want to know — our goal is a design you’re genuinely excited about. We ask that feedback be specific and timely so we can keep the project on track.

How involved will I need to be?

Very little. We design for busy professionals who don’t have time to manage a renovation. We ask for your input at key decision moments such as during an intro call, your design preferences, and presentation approvals. We handle everything else.

What is your design style?

Warm, elevated modern. Clean lines, layered textures, and materials that age beautifully. Every home is tailored to your taste and how you actually live.

Can you work with my existing furniture or heirlooms?

We can incorporate meaningful pieces such as art you love, a family heirloom. That said, our best work starts from scratch. If there are one or two items you want to keep, we’ll work around them thoughtfully. For full rooms, a clean start ensures cohesion.

Do you source custom or trade-only products?

Yes. We work with a curated network of premium vendors and craftspeople. Clients get access to trade-only furnishings, custom pieces, and materials not available in retail—often with faster lead times than ordering direct.

How much does a full-service project typically cost?

For furnishing-only projects, most clients invest $75,000–$450,000+ depending on home size and finish level. A fully furnished 2,400 sq ft Scottsdale condo, for example, came in at $450,000 with no construction involved.

For projects that include construction and remodeling, full-home budgets typically range from $700,000 to $1.5M+ in the Scottsdale and Phoenix metro market. Because we hold an Arizona ROC general contractor license, design and construction happen under one contract—clients working with an integrated firm typically spend less overall than those managing a designer and contractor separately.

What is the payment structure?

Our design fee is paid in full prior to starting the project. We invoice in phases aligned to project milestones. Nothing is ordered until it’s been presented and approved. We’ll walk through the full payment timeline during your strategy session.
