Designing for Sedona

Sedona Design Review: Color, Materials, and Dark-Sky Lighting

Sedona regulates how a home looks from the outside, and Living with Lolo plans for those rules before design starts. Under the Sedona Land Development Code, exterior colors on a building under 5,000 square feet may not exceed a light reflectance value (LRV) of 38 percent, and most colors are capped at a chroma of 2. Buildings of 5,000 to 20,000 square feet are capped at an LRV of 28 percent.

The same section of the Sedona code prohibits several exterior finishes, including cedar shakes, faux "cultured" stone, mirrored or highly reflective surfaces, glass curtain walls, and white or reflective roofs. Every exterior color needs a sample with its LRV and chroma value when the city reviews a development application.

Outdoor lighting matters just as much. The International Dark-Sky Association named Sedona the world's eighth International Dark Sky Community in 2014, and the city's outdoor lighting standards require fully shielded fixtures, prohibit lamps above 4,000 Kelvin, and keep direct light inside your property lines. Living with Lolo specifies patio, landscape, and entry lighting with those limits in mind.

Not every red rock address follows the same code. Sedona sits in both Coconino and Yavapai counties, and the city code applies inside city limits on both sides of the county line. The Village of Oak Creek is unincorporated Yavapai County, and Cottonwood follows its own city code, so we confirm the jurisdiction before we draw anything.
