What Is Design-Build, and Why Does It Matter?
Design-build means your designer and general contractor are the same firm, operating under a single contract and a single set of responsibilities.
In the traditional model, these are two separate companies. Your designer creates drawings and specifications. Your GC bids on those plans — and from that point on, the two parties may never talk. When something doesn’t work in the field, the conversation about who’s responsible can take weeks. Materials get substituted. Design intent gets value-engineered away. And you’re the one managing the gap between them.
With a design-build firm, that gap doesn’t exist. One contract. One point of contact. One team that owns the outcome from the first sketch through the final install.
How Our Process Works
01 — Discovery and Brief
We start with a thorough conversation about how you live, what’s not working in your current home, and what you’re trying to achieve. We look at your space, your timeline, and your budget — and we’re honest about all three.
02 — Concept Design
Our design team develops a full creative concept: space planning, material selections, custom pieces, finishes, lighting, and furniture. You’ll see it visually before a single wall is touched.
03 — Construction Documents and Permits
We prepare full construction documents and handle permit applications with the City of Scottsdale or the relevant municipality. Our licensed GC status (ROC #347577) means we can pull permits directly — no third party required.
04 — Construction and Project Management
Our team manages the full build: subcontractors, scheduling, site supervision, inspections, and quality control. You get regular updates without having to chase anyone.
05 — Installation and Styling
When construction wraps, our design team comes back in. Furniture, art, accessories, lighting — everything is installed and styled to the original concept. This is the moment the home becomes what we drew on paper.

New Construction Interior Design
We work with homeowners building new homes from the ground up — coordinating with your architect and builder from the earliest design phase to ensure the interior vision is built into the structure, not applied after.

Covered patios, outdoor kitchens, pool surrounds, and the indoor spaces that connect to them — designed as one cohesive living environment.

Frequently Asked Questions
What’s the difference between design-build and hiring a designer and general contractor separately?
When you hire separately, you have two contracts, two sets of expectations, and two parties who may interpret plans differently. With a design-build firm, there’s no gap. We own the design and the construction, so we own the outcome.
Do I need a separate architect?
For most interior renovations, no. Our team handles construction documents in-house. For projects that require structural engineering or new additions, we coordinate directly with a structural engineer or architect as part of our process.
What does LWL’s ROC license cover?
ROC #347577 is our Arizona Registrar of Contractors license. It authorizes us to perform general contracting work — including pulling permits, hiring and supervising subcontractors, and taking legal responsibility for the construction.
What size projects do you take on?
We work on projects ranging from single-room renovations to full whole-home rebuilds. Most of our projects fall in the $150,000–$1M+ range. We’ll tell you in our first conversation whether your project is a fit.
How long does a full home renovation take?
A typical whole-home renovation runs 6–14 months from our first meeting to final install, depending on scope. Kitchen and bath remodels typically run 3–6 months. We’ll give you a specific timeline estimate during the discovery phase.
